1. Mediation
Jürgen
Schulze runs a small Estate Agency seated in Stuttgart, Germany advising on houses,
apartments and rooms for rent in Tuscany, Italy, in the name and on behalf of
the landlord. The renting fee ist the one shown in our list, no commission is
to be added.
2. Booking / Payment
Your request of booking will
be followed by a letter of reservation either per post or e-mail and by
information about the area as well as some hints and tips about Italian habits
and customs. You´ ll be given the name, address and telephone number of the landlord
of the property you have rented and you´ll be sent a detailed description (in
some cases a map) on how to reach your holiday accommodation.The consent to the
renting between the landlord and the tenant is limited to the agreed span of time.
It is important you are aware of all conditions of renting before a deposit is
paid (from 20% to 33,3% of the total amount, depending on the owner, is due within 7 days). Upon receipt of your deposit
on our bank account you´ll be sent a letter of confirmation.
3. Rentering conditions / Extra costs / Deposit
The property you have rented can accommodate
a number maximum of people (a child is considered as a person). Exceptions are
sometimes possible only upon request. The tenant is hold responsable for any dammage
which may be caused to the rented property. Often there are some extra costs:
cleaning, gas, electricity, wood or heating and in some cases you´ll be asked
a refundable deposit (the amount is specified in the description of the property
as well as in the letter of confirmation). You´ll pay it together with the amount
due upon arrival and you´ll have it back on the departure day of check out. Pets
are not allowed in all the houses: please check before booking. The majority of
our properties are rentable for a minimum of 1 week, from Saturday to Saturday;
exceptions might be possible on request. If you stay longer than one week, it
might be taken into account the possibility of daily rent. Linen and towels are
generally on hire: please check. Most of the accommodations on offer are restored
farmhouses, furnished according to the owner´s taste. Kitchen and bedrooms have
Italian standards (so, if you hire the linen, expect 2 sheets for each bed). Blankets
and pillows are included. Like some other southern Mediterranean countries there
might be an occasional water shortage or electrical black out (generally the problem
lasts only a few hours, otherwise contact the landlord). 4. Cancellation
Unless the cancellation is due to some natural disaster, the tenant
having to cancel must be aware of the following rules. The booking must
be cancelled per post. In case another tenant is found
we will keep € 25 of your deposit for the work we have done. (The tenant
helds the right to show that this lump-sum payment causes himself a
dammage in being too high). In case of no replacement you are due to
the payment of the following sum:
- 60 days before the
start of letting 20% of the whole amount,
- 59 to 35 days before the start
of letting 50% of the whole amount,
- 34 to 21 days before the start of
letting 70% of the whole amount,
- 20 to 11 days before the start of letting
80% of the whole amount,
- 10 days before to the start of letting
90% of the whole amount.
We suggest that you draw a travel
insurance. Once a property is booked it´s possible to change it only upon
agreement with the landlord through us. If a change is made we don´t charge any
extras.
5. Complaints
The landlord or an appointed housekeeper
is responsable for the property you´ve booked. If something is not adequate or
up to the standard you are expected to point it out immediately. You can contact
us on the phone for any problem arising between the owner and the tenant. 6.
Natural disasters
If the cancellation is due to a natural disaster both
the tenant and the landlord held the right to cancel.
We hold no responsability
for printing errors.

- Extra costs ( electricity, gas, wood) are added according to consumption when not otherwise
specified and are to be paid to the landlord:
- Electricity pro kWh circa. Euro 0,35- 0,50
- Gas
- Methan gas pro cubicmetre circa € 1,00 (only MP1 + R5)
- Propane gas pro cubicmetre circa € 4,80
- Propane gas bottle 10 kg circa € 29
- The renting fee of linen and towels is between 5 and 13 € per person per change.
- Italian double beds: 1 mattress 160 x 190 cm.
- Single bed: 1 mattress 90 x 190 cm.
- In some accommodations cots are available.
- All the kitchens have fridge, cooking hobs, pans, dishes etc. The landlord expects
to find his house in a decent condition, so it´ necessary to sort things out before
departure.
- Departure time on the final day is 10.00 o´ clock.
- In
the majority of our accomodation you will be waited for between 16.00
and 19.00 pm unless otherwise agreed. If it seems you arrive late,
then please telephone the landlord, with at least 3 hours notice if
possible.
- Please inform us beforehand if you are bringing a pet.
